The house hunt continues. I had put a contract in on a house a few weeks ago but the seller's bank was being difficult about accepting my financing (I am going with an FHA) so it was time to continue the search! I am looking in one particular development so have become very familiar with the floor plan and am mostly interested in the state of the house and what improvements we'd have to make. There have not been tons of houses becoming available but in a surprising turn of events I was actually able to look at five houses yesterday! That's the most we've been able to see in one day during this whole adventure.
As I mentioned, the floor plan is very similar in these homes so we had to become creative with how we refer to them when deciding which one to put an offer down on. Yesterday it was between three:
The Missing Appliances House: The house is in great condition and the entryway and kitchen have beautiful wood flooring and white cabinets which I love. It is also brick which I really love. The existing appliances are great but it is missing a fridge and a washer/dryer.
The Brick Patio House: The house was in great condition with the most lovely brick patio out back. This would have been the front runner but by the time we called the listing agent, they already had a contract on the house.
The Dog Bite House: Ok, so it was more like a nip at my heels but it was very much almost a bite. And it scared the hell out of me. This house was not vacant and included a teen home sick from school and a dog that looked sweet but was a little protective. The house was in great condition and had three levels.
There's a few that weren't on the top of the list:
The Daycare House: This is one that I'll possibly bid on if this contract doesn't go through, but it'd need a lot done. It was the cheapest house but is also occupied and they run a home daycare out of it. It'd basically need paint and new flooring through most of the house. If I could get a great deal it might be worth it, but I'd prefer the Missing Appliances House.
The Home Business House: This one was a "no way." It was missing a sliding glass door in the basement (sealed up with plastic) and they seemed to be running some sort of nail/massage/waxing parlor in one of the upstairs bedrooms. Sketch.
First, it is SHOCKING that the first three were in such great condition! As in, I could move in right away after a good cleaning, great condition! We ended up going with the Missing Appliances House. Once we found out that Brick Patio house had a contract on it, I was really only choosing between that and the Dog Bite House, and that one was more expensive. It was also three levels which is great for resale purposes, but I like the idea of the two level houses a little better.
So, I put in an offer and we should find out sometime today or tomorrow. I'm trying not to think much about it, but really would be ecstatic to have this go through! The offer I put in, if accepted, would be so ideal. I'd close at the end of January. As annoying as this whole process has been, I know I'll end up in the right place. I would have been perfectly happy in the first house I bid on, but it looks like now I can end up with more for my money and I know a lot more about the process. Patience will hopefully pay off!
